Westgate Park Rudna, on the outskirts of Prague (www.westgatepark.cz), has completed the first lease agreement with the Czech based sporting goods retailer, Sportisimo (www.sportisimo.cz). The tenant will take over 14,500 sq. metres of storage space, including offices, which is approximately 50% of the built area.
The property is located adjacent to junction 5 of the D5 motorway and 16 kilometres to the west of central Prague, in one of the prime Czech Republic distribution locations. The D5 is one of the principal highways in the country, forming a part of the key east-west European freight artery that connects several markets in both directions, linking Prague with Plzen and Germany to the west. The existing building was previously fully occupied by the European supermarket chain, Billa. Europa and Charnwood are finalising a comprehensive refurbishment of the building, including a new façade which was recently completed. The project also has a valid planning permit in place for an additional 55,000 sq. metres of warehouse space on the land immediately adjacent to the existing building with a number of discussions taking place with interested parties.
“Following the successful implementation of the refurbishment plan to the existing building, we are pleased to be able to announce our first occupier for the project. The location, next to junction 5 of the D5, is ideal for occupiers requiring easy motorway access and as a result, we have seen a good level of interest from tenants wanting to take space. With all of the existing ambient storage space having now been leased, we have the benefit of being able to offer bespoke storage space that can be developed on the surrounding land. We believe this will also attract strong interest from occupiers looking to be in this location and are indeed in discussion with a number of parties.” – Robert Martin, Europa Capital
“We are very pleased to be able to assist Sportisimo in creating a central hub at this location as they continue to implement their retail expansion plans across the region. We were able to take a very pro-active approach in listening and responding to Sportisimo so as to ensure that both the storage and office interiors are refurbished to their specific requirements. Our strategy for the project is to offer logistic occupiers high quality space with expansion options at the park in the important Prague West market.” – David Bouck, The Charnwood Company
