Europa Capital, on behalf of Europa Fund III, has successfully leased over 600 sq. metres at Spektrum Tower to the Polish branch of Becker Energy.
Spektrum Tower is an iconic 28,000 sq. metre office building located in the very centre of Warsaw and was previously 100% occupied by the telecoms operator, TPSA. The building is situated on Twarda Street which is walking distance from the ONZ Roundabout and the planned Metro Line 2 station. The location benefits from easy accessibility by all means of public transport and has five underground floors with 318 parking spaces making it the best parking ratio (1 space per 89 sq. metres) within the CBD. Occupiers and visitors to the property will also benefit from the close proximity to a variety of hotel, shopping and dining options.
“Becker’s decision to lease space within Spektrum Tower confirms that it is one of the best situated and accessible office locations in central Warsaw which is able to provide a bespoke occupier solution at a cost effective level. Even though the refurbishment hasn’t started, we are already seeing a strong level of interest in both the tower and podium floors” – James Pennington, Europa Capital.
A major refurbishment of the building is being planned which will commence imminently providing the building with a new façade for the podium levels, a new entrance lobby area, landscaping in front of the building, open terraces and replacement of the major building systems. With completion of these works scheduled for autumn 2014, Spektrum Tower will offer top quality modern office space with conference centre facilities and other retail/leisure amenities. As part of the refurbishment, the building will be environmentally upgraded with BREEAM major refurbishment certification expected.
“The first lease agreement has been signed before commencement of the extensive refurbishment programme for Spektrum, demonstrating that the building is proving attractive to occupiers keen to make an early commitment for efficient, competitively priced Class A office space in the heart of the Warsaw CBD.”- said Ewelina Kaluzna, Head of Office Agency – Landlord Representation at Colliers International.
The Landlord was represented by Colliers International and the tenant by Skyline Real Estate.
The detailed technical specification for the building which has been prepared and managed by WX Management Sp zoo is listed on the website www.spektrumtower.com and is in fact superior to most other office properties currently on the market.
